Mezzanine finance is another type of development finance, used when there is a cash shortfall from the senior debt facility. This may be required when a development needs more funds to complete, above what the first charge facility is providing. This is usually secured with a second charge and provides a higher percentage of GDV or project cost.
Very experienced professional developers may be able to access first charge property development finance at a higher LTV. As this can go up to 75% GDV or 90% of project costs, it may be referred to as Stretched Senior Debt. This means the developer can put less cash into the project but rates may be higher as a result.
